Prices of Homes by Area of Town
For real estate purposes, San Antonio is divided into distinct areas (please refer to map below).
Real estate in San Antonio is very affordable compared to most areas of the country. Deciding where to live is the hard part because we have so many great neighborhoods. Perhaps the following will help with your decision.
San Antonio has two highway "loops" around the city. Loop 410 is the inner loop and Loop 1604, of course, is the outer one.
Starting downtown and working outward, inside Loop 410, houses are older and vary greatly in price. On the north side (areas 8, 9, 13) the typical homes will start around $60 - 80K with area 13 having many higher priced homes that can run up to $1,000,000 or more. Alamo Heights is in area 13 and is much desired for the quaint homes and excellent schools. Their zip code is 78209 and they are referred to as "09ers." There is a certain snob appeal that goes along with being an 09er.
Those on the south side (7, 11, 12, 19, 21, 22) can run from as low as $40,000 to as much as $800,000 but average in the $80's. There are some exceptions (Olmos Park, and King William) where prices are more comparable to the far north central areas with prices starting as low as $200,000 and go up, way up!
Many of these older homes are built on pier and beam foundations rather than concrete slabs and may not have central heat and air. You may find a basement but they are extremely rare.
Outside Loop 410 (between Loop 410 and Loop 1604), homes are newer and as a rule, higher priced. The homes in the north central area (5, 6, 14) are more upscale than those inside Loop 410, starting around the mid $100,000 range but usually averaging in the upper 100's. Areas 5 and 6 will have more expensive homes that are closer to $200-500K. There are a few in the million dollar range.
Moving much farther out to either side of Highway 281 (areas 15, 16, 17 to the east and 2, 3, 4 to the west), you'll find prices starting around $70,000 and going into the mid to upper $100,000 range with a few into the $700's.. You will find newer subdivisions in these areas with new neighborhoods going up all the time. We never seem to run out of land to build on!
Going farther outside the city, outside Loop 1604, homes in areas 1, 10 and 18 start around $200,000 and go into the multi-million dollar range. Homes in area 10 on average are higher priced than any other area in the city. Many of our local celebrities live here. Except for the mass exodus to the outlying counties, this is also the direction the city is growing so many of the newest subdivisions are located here, especially in area 18.
By the way, due to the lack of overpasses on Hwy 281 north of 1604, traffic is extremely heavy during rush hour and the Texas Dept of Transportation is vowing to tear up the existing roads and build toll roads to handle the traffic rather than build simple overpasses that are already funded. So don't be surprised if you have to pay extra to get to and from your home in area 18.
Gated communities are growing in popularity throughout the city. Garden homes are also becoming more popular with young "professionals" and retirees who want to keep yard work to a minimum.
Surrounding counties have homes in all ages and price ranges and are usually on larger lots. For now, taxes and insurance are a little lower outside Bexar County but with the population in these areas increasing daily putting a strain on the schools and infrastructure, that savings is subject to change. That's just my humble opinion, of course.
As you go much, much farther out, prices vary greatly and homes are not grouped into "subdivisions". This is also where you may find some ranches!
Lackland AFB is in area 22, Randolph AFB is in 16/17 and Fort Sam Houston is in area 13.
No matter where you live in San Antonio, you can expect to find some really friendly neighbors!
