Selling Your Home

Selling a home is usually a very emotional time for the homeowner. Homes are filled with memories - some good and some not. You've made dear friends along the way and hate to say good-bye to them. Children worry that they won't like the new school and won't have any friends. For many people it's a difficult decision on whether to move or not. For others, there's no choice.

My husband's military career took us around the world and involved numerous moves. Somewhere along the way, I realized the memories I hated to leave behind were always in my heart where they just kept growing stronger.  The best part is that I could take them with me whereever we went. I hope that thought will help make your decision a little easier.

For others moving is an exciting time.  Perhaps you're moving into a larger (or smaller) home or a newer home.

Whatever the reason for selling your home, you can rest assured I've experienced all the above emotions and understand what you're going through.

Once you've made the decision to sell, what's next?

Finding the right real estate agent is probably the most important decision you have to make. I welcome the opportunity to work with you because I know that you will be pleased with how I work.  I have a legal and ethical duty to represent your interests before any others, including my own.

When I list a home, I don't "buy" the listing by promising you more than I think it will be appraised. I help you price it where you will get the maximum amount of money and get it sold in the least amount of time.

I stay in touch with you on a regular basis and can be reached seven days a week if you have questions for me. I welcome your calls.

I advertise my listings where it matters. Most of our calls are generated from our Century 21 Showcase of Homes magazine and from our easily recognized Century 21 "For Sale" signs.  I also advertise my listings on our Saturday morning television show and the Express News classified ads as well.  And, of course, it will be listed with our local Board in the Multiple Listing Service.  This also allows it to be listed on Realtor.com making it available on line.

Note: I am opposed to Realtor.com because I think what they do is illegal but it does get your home listed on-line where thousands of people will see it and getting your home in front of the public is what matters.  If you want more information about Realtor.com please e-mail me at SHO@stic.net and I'll explain.

For security reasons, I do not hold open houses.  Very rarely does an open house result in a sale because serious buyers are working with a realtor who will find your house in the MLS and show it to them if it is what they're looking for.  Agents discovered long ago that open houses are for neighbors to check out your house or, unfortunately, often for dishonest people to case the place.  It's also unsafe for the agents, especially in vacant homes.

I take pride in doing my own work and do not use assistants to do it for me. That way I know the status of all my listings at any given time and can stay on top of any potential problems. Personal attention does make a difference!

I select my listings carefully and limit myself to no more than 5 listings at a time. That way I have more time to devote to those clients who are depending on me to get their homes sold and to allow me to have valuable time to spend with my family.

In case you're wondering, I do not work for discount commissions. You deserve full service and that's I promise you. It costs me money to market your home the way I have described and I can not in good faith give you less.

Once you've made the important decision to sell and to let me be your agent, what's next?

First, we will look over the house together and decide what, if anything, needs to be done before we put in on the market. I may provide you with a list of suggestions for you to consider like clearing out some clutter, painting the front door, removing personal items, placing a pretty plant by the door, general cleaning, etc.

When we get the property listed I will also provide you with a list of what you can expect from then until closing. My previous clients have loved it because it answers most of their questions. Again, though, I'm always available if you have questions.

I look forward to hearing from you. I have confidence that you will be more than pleased with your decision to use me as your representative to get your home sold.

I appreciate your business and your referrals to others who may have special real estate needs.
